
Q: What do we as unit owners need approval for as far as architectural changes?
A: You need to get board approval for all outside architectural changes to your unit. This includes, decks, pavers on the sides of your driveway, any concrete work, extra windows, etc.
Q: Are there any specific restrictions on decks?
A: Originally the township did not want any wrap around decks, but recently they told us they would issue permits for them. Therefore, if your deck is totally contained in the back of the house then it will be approved, although you still need to submit your plans to the board. If you wish to have a wrap around deck, we will review it at the next Board of Director meeting. This does not mean that you will necessarily be denied, but only that we want another set of eyes to review it as well.
Q: Can we park motor homes, jet skis, or atv vehicles on our driveways?
A: According to the bylaws, you may not park any of those items in your driveway; however you may park them inside your garage.
Q: Can we use ATV Vehicles or snowmobiles in the Subdivision?
A: No, this is prohibited by bylaws in section 6.20 of the bylaws.
Q: What is the turn around time for board response to building or architectural requests?
A: Unique requests will be reviewed at the Board of Director meeting each month. However, it your request is within standards a Board Member will simply sign and approve your request.
Q: Can we have hot tubs or pools installed on our units?
A: Hot Tubs must be approved for installation just like decks and flat work. Most if installed properly with the required concealment will be approved. Swimming pools will require modification of the bylaws to be installed. This will require a vote of all homeowners if the board is actually approched about it. Kiddie pools or pools that are blown up and EASILY removed after the summer months are over/are not subject to restriction.
Q: I would like to have a shed on my property, is this allowed?
A: The bylaws state that no sheds may be erected anywhere on the units. Therefore these will automatically be denied, unless the bylaws are voted to be changed and done legally.
Q: What day is trash picked up in the subdivision?
A: Trash is normally picked up on Tuesday mornings.
Q: Do we have to pay a fee for trash collection?
A: No, trash collection is included in your taxes.
Q: Is there recycling pickup in the neighborhood?
A: Yes, recycling is picked up every week on Tuesday morning.
Q: Where can I get a recycling bin?
A: You can pick up a bin for a fee at the township offices. You can also use any other recycling bin.
Q: When is snow plowed?
A: Snow is plowed anytime the snow depth is greater than 2 inches.
Q: Who plows the snow?
A: Snow removal is paid for by the condominium association.
Q: Where can I place a noise complaint?
A: This is a police issue. Call the non emergency number at 810-424-2611. They will send out an officer for noise complaints.
Q: Can I place a dish on my house?
A: Yes, the neighborhood cannot restrict satellite due to FCC rulings.
